Client Policies

A few things to know before inspection day — how cancellations work, what needs to be ready at the property, and what to expect while our inspector is on site.

Policy 01

Cancellation Policy

We understand that unavoidable circumstances arise, and appointments have to be canceled or rescheduled. Cancellation and/or rescheduling can be made up to 24 hours before your scheduled inspection start time without a $215 cancellation/rebooking fee. The 24 hours is measured from the start time of the inspection, not the date it was booked. Policy 02

Utilities

It is your responsibility to have all utilities on at the time of the inspection. There will be a $215 charge for us to return to the home if the utilities are not on at the original appointment time and date. We suggest you check with your agent to verify the utilities are turned on so the inspection can be completed as scheduled.

Policy 03

Access to Attic, Crawlspace, Additional Structures, Etc.

It is your responsibility to verify that we will have access to all areas of the property that you would like inspected. There will be a $215 charge for us to return if access is not available at the day and time of the scheduled inspection. We suggest you check with your agent to verify access to these areas.

Policy 04

Attending the Inspection

You are welcome to attend as much of the inspection as you would like. We request that you arrive no later than 1 hour after the start of the inspection for condos, and 1.5 hours after the start for single family properties. However, you are not required to attend.

Policy 05

Following the Inspector During the Inspection

Please take the time to look around the home while the inspector is working — measure for furniture, window treatments, whatever you need. The inspector will speak with you at the start, or when you arrive, to hear any specific concerns, and will go over the findings with you at the end.

We do ask that you not follow the inspector while they work. Parts of an inspection are hazardous — roofs, crawlspaces, electrical panels — and interruptions make it easier to miss a step in the process.

Policy 06

Bringing Guests, Contractors and Young Children

We are guests in the Seller’s home and it’s Ally’s responsibility to ensure the Seller’s property is safe and cared for during the inspection. For this reason we ask that you contact the Seller prior to the inspection for permission to bring additional guests, extended family or children under the age of 13 to the inspection.

Contractors are a separate matter. Contractors should not be on site while our inspector is working if they will be testing, moving or in any way disturbing the property. Beyond the risk to the Seller’s home, it gets in the way of the inspection itself — an electrician shutting off the power mid-inspection, for example, stops us cold. Contractors need to come at a separate time, and they must be on site with you and your agent.
